Energy Performance Certificates
The Energy Performance of Buildings Directive has now been fully implemented in the UK with a view to reducing carbon emissions. As a result an Energy Performance Certificate (EPC) is required as soon as a commercial or residential building is offered for sale or to let. It is the responsibility of the prospective landlord or seller to ensure that the EPC is available for the prospective tenant or buyer to view.
Trading Standard Officers are responsible for enforcing the requirement to have an EPC.
Failure to commission an EPC is a civil offence and is likely to result in a penalty charge.
